Southern Methodist University in Dallas, Texas is seeking candidates for the position of Associate Director for Facilities Operations in the Department of Residence Life & Student Housing.  As you can see from the position description below, the Associate Director is a vital part of our department, especially as we begin construction on five new buildings (1,250 beds) to open in 2014.

Position Announcement

Associate Director for Facilities Operations, Residence Life & Student Housing, Student Affairs

Salary commensurate with experience and qualifications



Responsibilities

The Associate Director for Facilities Operations directs and coordinates facilities operations of campus residence halls, SMU-owned Greek chapter houses, and apartments. This position is a member of the RLSH leadership team and reports to Senior Executive Director of Residence Life and Student Housing.



Primary duties and responsibilities include, but are not limited to:

* Plan and coordinate routine maintenance, preventive maintenance, renovations, and new construction of RLSH facilities, including FF&E replacement;

* Serve as liaison to Physical Plant and Planning, Design and Construction;

* Hire, train, supervise and appraise the job performance of assigned staff;

* Monitor contract custodial operation and enforce contract as required to assure quality services;

* Monitor assigned budget to assure effective use of resources;

* Develop and maintain rolling 5-Year Facilities Improvement Plan and historical records;

* Coordinate facilities support for summer conferences;

* Serve as liaison with OIT for appropriate operation of telecommunication system in residence halls;

* Perform related duties as assigned or required to meet RLSH and University goals and objectives;



Education and Experience

Master's degree is required.

A minimum of seven years full-time work experience managing facilities operations for residence halls, hotels and/or apartments is required. NIMS Certification is strongly preferred.



Knowledge, Skills & Abilities

Candidate must demonstrate strong interpersonal and verbal communication skills with the ability to build and maintain effective working relationships. Must also demonstrate the ability to communicate effectively in writing. Strong budgeting and project modeling skills are essential.

Candidate must possess strong problem solving skills with the ability to identify and evaluate problems, as well as devise effective solutions. Must also possess strong organizational and time management skills with the ability to manage multiple priorities simultaneously.

Candidate must have experience writing RFPs, negotiating terms and monitoring service agreements. Must also have a working knowledge of all major building systems.

Experience developing and managing continuous facility renewal programs is essential.

Candidate must possess a working knowledge of relevant ADA guidelines.  Must also possess a working knowledge of prevailing information and communication technology

The ability to inspect all campus buildings is essential.

A working knowledge of Microsoft Office Suite is highly desirable.
